Median Sales Price Graph
The median sales price represents the midpoint of all homes sold during the month. Half of the homes sold for more than this price and half sold for less. Because it focuses on the middle of the market, it helps reduce the impact of unusually high or low sales.
Average Sales Price Graph
The average sales price is calculated by adding together the sale prices of all homes sold during the month and dividing by the total number of sales. This number can be influenced by very high or very low sales, but it helps illustrate overall price trends in the market.
Median Percent of Sales Price Graph
This metric shows the relationship between the final sale price and the original list price. For example, a value of 100 percent means homes sold exactly at their asking price, while values above or below 100 percent indicate whether buyers typically paid above or below asking.
Months of Supply Graph
Months of supply measures how long the current inventory of homes would last if no new homes came on the market. In theory, if no additional homes were listed for sale, this number represents how many months it would take for the existing inventory to sell at the current pace of buyer demand.
Homes for Sale Graph
This graph shows the number of homes that were actively listed for sale at the end of each month. It provides a snapshot of how much inventory buyers had to choose from at that moment in time.
Pending Sales Graph
This graph shows the number of homes that were under contract at the end of each month. A pending sale means the buyer and seller have agreed to terms, but the transaction has not yet closed.
Closed Sales Graph
This graph shows the number of homes that officially closed during the month. A closed sale means the transaction has been completed and ownership of the property has transferred to the buyer.
