Introduction:

I am going to show you where to look if you aren't finding the home you are looking for in Greenwich. No matter what the market conditions, there has always been a need to help our buyers find the best fit, and the best fit depends on your unique criteria, and how you prioritize them. You might not want to spend a lot of time on the train, the public school ratings might not be good enough, the homes might not be big enough or in good enough condition, you may have your heart set on waterfront property, or it’s just a better home for the money that you are after. Regardless of the criteria, I have options for you.

Greenwich CT - Low Inventory Tips:

You probably already know that the taxes in Greenwich are about half of what you will find in Westchester County, New York, but did you know that the towns of Darien, New Canaan and Westport also have low taxes? These towns offer high-end shopping and restaurants like Greenwich and are a great option if you are attracted to Greenwich’s low taxes.

If it’s both low taxes and a short train ride to Manhattan that you are after, Darien is worth a look, it adds just a few minutes to your train ride to Grand Central Station.

Another option for a short train commute is Stamford. Although the taxes are higher than Greenwich, Stamford's train station is a major hub with a ton of trains and multiple parking garages within a short walk. Plus, you get a hip city vibe with lots of culture, and Stamford is one of the best places for nightlife in the area.

What if the commute isn't a big deal to you, and it’s the best public school system that you are after? You have options here too. While I am limited on what I can say about the schools, I can compile the information for you so that you can make the decision for you and your family. In the town comparison section of our Greenwich Buyers Guide, you will find the information you need. Let me say this, if it’s highly rated public schools that you are after you have plenty of options but you will have to sacrifice anywhere from a few minutes to about thirty minutes on the train to Manhattan. 

If it's a luxury waterfront property that you are after, the entire Connecticut gold coast has a host of options from the charming village area in the Southport neighborhood of Fairfield, to the picturesque waterfront properties in the Shippan neighborhood of Stamford, and we can’t forget about the stunningly beautiful waterfront estates in Westport. You have a seemingly unlimited number of options.

So what if you are shopping between $1MM-3MM, and you aren't finding the caliber of home you are looking for. It might be the finishes of the home, or the amount of work it needs, or maybe you want new construction. The first place my Greenwich clients typically look is Westport because of its similarities to Greenwich. You are going to find a noticeably better home in the $1-3MM price bracket. You will also typically find more new construction in Westport near the $3MM price point. 

Darien may also be an option at this price, but don’t expect more home for the money. The data tells us that home size, beds, baths and lot size are similar in Darien, when compared to Greenwich. However, what you may find is that the finish detail of the homes in Darien are better for the same money.

Of the towns that I mentioned earlier with low taxes, New Canaan is going to give you the most bang for your buck. On average you will find that you get a much larger home in New Canaan, when compared to Greenwich, and often with better finish detail, with the trade of being a longer train commute to Manhattan. 

Do you love the peace and serenity that comes from being in nature? Yea, me too. I am often surprised by our clients who want to be near town amenities, and when I bring them to a home with a park-like lot, they fall in love. Living north of the Merritt parkway is a blend of living in Nature, while being about five to ten minutes from anything you need. There aren't many traffic lights, and traffic itself is minimal or non-existent here. 

While it may look far away on the map, you can move quickly through the area. In addition to the Neighborhood of Back Country in Greenwich, you may want to consider North Stamford, New Canaan, Wilton and Weston for a home with a park-like feel and more square footage for the money. You might be surprised how many of your neighbors are Manhattan commuters in this area as well.
