Introduction:

If it seems like you are being overcharged for the property taxes on your Greenwich home, you're not alone. I'm going to show you how a Greenwich homeowner recently challenged the town and successfully got their property tax reduced.

Hi, If you are new to the site, my name is Charlie Vinci, I’m a Greenwich realtor, and today I'm going to show you how one Greenwich resident challenged the town and got their property tax reduced, and how you can do the same.

A Story of Triumph:

I got a call from one of my clients in Greenwich. It seemed that they were overpaying their property tax, and they wanted to see if there was anything they could do about it. The first thing we did was take a look at the appraised value. The town of Greenwich currently assesses homes every five years, so we took a look at the most recent assessment, which was done in 2015. By the way, the town will be reappraising homes again in 2021. 

After looking at the most recent assessment, my client and I determined that the home was likely overvalued by the town and my client hired an independent appraiser to appraise the home. When we got the appraisers report back, we were indeed correct, the town overvalued the home and my client was overpaying. I told my client the next step was to fill out the application and request an in-person hearing. To do this he would need a current tax bill and a list of recent renovations. 

When my client went to the in-person hearing, he successfully used the independent appraisal to prove that the town had been overcharging him and his taxes were reduced.

6 Steps to Appeal Your Tax Assessment:

  1. Get an independent appraisal of your home. You may not be contesting current values, assessments are done periodically, so you may be trying to prove your last assessment was wrong. The assessment may be many years old. Tell the appraiser what you are trying to do, and why you think the town’s assessed value is too high. You can use our home valuation tool to ballpark your home's current value.
  2. Online Application by the deadline. You will need your tax bill.
  3. In person hearing, you may choose a representative to appear on your behalf with a signed letter of authorization from the owner.
  4. List of recent renovations
  5. Your request may prompt an onsite review from a town appraiser. While you don’t have to let them in, it won’t likely help your case.
  6. In person hearing, use the appraisal you obtained to argue the town's value.
