General Overview:
Darien is the next premium town, just up the line from Greenwich. Could it be another option for you and your family to consider? What are the trade-offs? What does it offer that Greenwich doesn't? Let’s take a look and find out.
Our clients often consider Darien CT Real Estate because the fast train will add just ten minutes to their New York City commute. Frankly, it takes longer than this to travel from some parts of Greenwich to the nearby train station. As a result, many of our clients only planning to travel into the city one or two days a week, see a negligible difference.
When I am discussing what's important with our clients, some have expressed an appreciation for the schools, while I am limited on what I can say about the schools, we have compiled all of the school information for both towns in our buyers guides so you can compare the difference.
Greenwich real estate has lower taxes than Darien, however, the difference is so small that I don’t believe any of our clients have preferred one to the other for this reason.
According to neighborhoodscout.com, both towns have low crime ratings compared to Connecticut and the United States as a whole, and I am not aware of a client preferring one over the other for this reason.
Lifestyle & Amenities:
One thing that will make a difference is the “vibe” of the town. Greenwich is larger, and feels more like a suburban city, while Darien has more of a small town feel with about a third of the population compared to Greenwich. While both towns are similar in many ways, and we do our best to highlight each town in our neighborhood tours, we highly recommend that you visit each of them to see for yourself. When you decide to make the trip, we have created a self guided tour, in addition to a video tour to make this easier.
What comes with a smaller population of Darien, are fewer amenities like restaurants, parks and golf courses. Although, I’m sure this isn't a big deal if you love small town charm. If you are a beach lover, Darien does have two large public beaches that tend to be less crowded than Greenwich’s popular Greenwich Point Beach, also known as Tod's Point.
Property Expectations:
If you are hoping to get a better home in Darien, for the same price you planned to spend in Greenwich, the data tells us that there isn’t a significant difference in the size of the lot, beds and baths, or the square footage. One thing you may notice is that Darien homes tend to have a higher level of finish detail for the same money.
Our clients agree that the walkable areas in Old Greenwich and Downtown Greenwich are better that those available in Darien, but keep an eye out for future development around the Noroton Heights Train Station in Darien, which may give Old Greenwich a run for its money.
