General Overview:

You already know that you get more home for the money with New Canaan CT real estate, when compared to Greenwich CT real estate. So why aren't people flocking there in droves? What do you give up by going to New Cannan? Could it be a good fit for your family? Let's take a look and find out.

When I have clients considering these two towns they typically tell me it’s because they aren't finding their dream home in Greenwich. 

One thing that isn’t always obvious to them is the difference in train times to Manhattan, with New Canaan typically adding twenty-five to thirty minutes to the train commute, and often requiring a transfer at the Stamford station. This has become less a concern as more people are commuting less, and has created a surge of interest in New Canaan.

According to neighborhoodscout.com, the crime ratings are low in both towns, relative to Connecticut and the United States as a whole, and I don’t believe that any of our clients have chosen one over the other for this reason.

Greenwich does have lower taxes, but the small difference doesn’t seem to be a deterrent for our clients either.

Lifestyle & Amenities:

One thing that does matter to many people is the vibe of the town. Greenwich is larger, with about three times the population, and feels more like a suburban city. While New Cannan has a more small town feel. 

The larger population gives Greenwich an advantage when it comes to town amenities like parks, golf courses and beaches as New Canaan is located inland. I highly recommend watching our neighborhood tours for each of them and downloading our New Canaan and Greenwich self guided tour when you come to take a look for yourself. This is the best way to get an idea of which town is best for you.

Most of Greenwich's shopping is spread out along Route 1, Greenwich Ave, and in Old Greenwich. New Canaan has everything downtown, in one central location, and that definitely adds to the small town charm as you are likely to run into friends while you are there. If you are looking for a great walkable area in New Canaan, the downtown location is your best option. 

Property Expectations: 

If you are considering New Canaan CT real estate because you want a better home for your price range, you will find that on average, you get a home that is about a third bigger, a lot that is nearly twice as large, and a higher level of finish detail in New Canaan for the same money. 

Our clients often feel that New Canaan is a great value if the shortest possible commute is not the highest priority.
