Living in Old Greenwich CT is amazing.. but it's not all roses here. Today we are going to talk about some of the good things, and some of the not so good things, for people who are considering moving here. Let's go.

Let me show you why you might want to move here, AND a few reasons why you might not.

Introduction:

Today we are going to cover the pros and the cons of Old Greenwich CT. I will do my best to convey to you not my personal opinion but a culmination of what our clients have said to us and the feedback that we've received over the years. Some of the things that were good and the things they saw as potential drawbacks, so you can decide if Old Greenwich is a good fit for you.

Old Greenwich Village:

One of the things that many of our clients are looking for is what I would call a “bridge”. A bridge from city life to suburban life and OG offers a good option for this. If you like the sound of this you can live near the Old Greenwich Village. It offers a grocery store, pharmacy, great restaurants, and just about everything you'll need on a daily basis including a train station.

Active Lifestyle:

Another thing we hear quite often are that our clients want a lifestyle that's conducive to staying fit. If you'd like to walk, run or ride your bike, OG has an excellent street structure. Many of the roads are quiet and depending on where you live you can walk to all of the town's amenities like the Old Greenwich Village. If you like the sound of this Old Greenwich offers an opportunity that many other neighborhoods can't, you can walk, run, or ride your bike to Greenwich point, also called Tod's Point by the locals. It's a huge Park and it has a beach and walking trails. When you live by Tod's Point it's pretty easy to motivate yourself to get up and go for that walk, run, or bike ride.

Easy Access to NYC By Train: 

One Old Greenwich amenity that many of our clients love is the train station. If you'd like to walk to the train we've created a one-click search for walkable homes around the Old Greenwich train station, you can find it in our buyer's guide. The list is automatically updated every hour and you can save that search to get notified of new listings that are walkable to the train station. In the past, parking at the Greenwich train stations has been a challenge. It's a bit easier now that everyone isn't commuting every day but there is Peace of Mind knowing that you'll get a parking space when you get to the station. Daily spots are available at all the stations, however they could get filled up if you don't get there early enough. The good news is; historically the Old Greenwich train station has been one of the easiest stations to get a parking pass for, just remember that you can still park at the station, you just need to get there early enough if you're traveling during peak times. Great Public Schools (According to greatschools.org):

If schools are important to you most homes in Old Greenwich will go to Old Greenwich Elementary and Eastern Middle School. We have a school district map and one-click search feature in our buyer's guide where you can search each school district for homes that are available for sale. The good news is that according to greatschools.org both Old Greenwich Elementary and Eastern Middle School are both highly rated, just remember, that you should always double check which school a home goes to, you can do that in our buyer’s guide.

Low Property Taxes:

I'm guessing that you're Savvy like most of our clients and you don't want to pay any more tax than you have to. If you aren't already aware taxes in Greenwich are much lower than Westchester or Stamford. I did a whole video explaining Westchester taxes compared to Greenwich, you can find it in our buyer’s guide. it's safe to say that you'll save a boatload of cash on your property taxes, most of which will probably get spent on Greenwich Ave, but I'm guessing you want nice clothes and jewelry rather than tax payments.

Affordability:

Old Greenwich isn't the most expensive neighborhood in Greenwich but it's not the most affordable either. I guess this really isn't a pro or a con because it offers good value for its amenities in my opinion. The good news is that if you're struggling to find the right home for your budget there are other options outside of OG. While we're on the topic of affordability it's probably worth pointing out that there aren't many condos in Old Greenwich. There are a few scattered around and if you do find one most likely it's going to be an Old Greenwich Gables which is adjacent to the train station. 

Smaller Lot Sizes Compared to Other Neighborhoods

If you're looking for a property with a park like feel, you know some privacy between you and the neighbors, Old Greenwich might not be a good fit because the lots are on the smaller side. The good news is that you have several options outside of Old Greenwich such as in the neighborhoods of Mid Country or Back Country. 

Waterfront Lifestyle:

If you're a boater you might love the Old Greenwich Yacht Club which is located in Greenwich Point Park that I mentioned earlier. You also have Riverside Yacht Club which is in the neighboring community of Riverside. Private Roads:

If you'd like to live on a quiet street, one where the kids can ride their bike without anybody having to worry, OG has a ton of options. There are many private streets and communities to choose from. The Old Greenwich map that's available in our buyer’s guide will show you where they are.
