This... is Stamford Connecticut. We are going to explore living in Stamford CT and the differences between the neighborhoods, so you can decide which area is a fit for you

Let me show you why you might want to move here, AND a few reasons why you might not.

Stamford Tour Overview:

There are many reasons to move to Stamford but what most people tell me is they come here primarily for the lower housing cost relative to Greenwich, Darien & New Canaan. Some of the largest companies call Stamford home so if you are looking to live and work in the same town, Stamford offers that. Also, if you leave from the main station you are going to get to Grand Central in about fifty minutes.

Train Stations:

Alright, let’s talk about the trains, before we get into the particular neighborhoods. 

Stamford has one station on the main New Haven line, also referred to as “The Red Line”. Then there is the New Canaan branch that runs up through Stamford. 

There are three stations on that branch, and if you live in Stamford, you may use Talmadge Hill, Springdale, or Glenbrook. If you choose to use one of those stations, what you should know is that it’s possible you’ll have to transfer at the main station and that may add some time to your commute. 

For most people they just work with it, but I just want you to be aware of that before you make your decision. By the way, when we talked about times to the train stations we were talking about driving times and not walking times.

Newfield:

Let’s start in the neighborhood of Newfield. Newfield is a suburban neighborhood made up of mostly single-family homes and I would say that the lots are medium to somewhat large. 

The two closest train stations that you might use are Talmadge Hill or Springdale. There are also two golf courses right there in your neighborhood as well: Sterling Farms Golf Course and E. Gaynor Brennan Municipal Golf Course

As we talk about home prices, these are typical prices and may change over the course of time. 

Newfield condos are going to range between $300K and $600K, single-family homes are between $400K and $800K and if you choose to rent you are looking at between $1600 and $4000 a month.

Springdale:

Springdale is a neighborhood with smaller lots and you are going to find it has good access to amenities like shopping. It also has its own train station. Depending on where you are in Springdale, you are going to be anywhere between one to six minutes to that station.

One of the big advantages most people tell me that they find in Springdale is that it is one of the most affordable neighborhoods with a station. 

You are going to find condos ranging between $175K and $475K and single-family homes range between $375K and $700K. If you are looking to rent in Springdale you are looking between $1500 to $3200 a month.

Glenbrook:

Glenbrook is a similar neighborhood to Springdale but the major difference with Glenbrook is that you are going to find more mid-rise and high-rise buildings. 

If you are looking for condos this is a great area to search because there are absolutely tons of them. If you use the Glenbrook train station, you will generally be one and six  minutes away depending on where you choose to live. 

Again, it’s one of the most affordable neighborhoods just like Springdale with its own station. You will find the prices are pretty similar again; condos will range between $175K and $450K. Single-family homes are between $325K and $575K and if you choose to rent in Glenbrook you are looking at between $1400 and $3000 a month.

South End:

South End is an area which has seen a significant amount of revitalization in the last decade or so. There is an area called Harbor Point where several developers have come in and redone the area, completely transforming the space.

There is a budding tech vibe, the waterfront harbor is also right there along with an amazing park on the peninsula of the neighborhood on the point. 

You are going to find that this is mostly a rental neighborhood with the approach the developers are currently taking and rents are going to range anywhere between $1500 and $5000.

Downtown:

Downtown, like the name sounds, is a more urban environment and it’s where you are going to find much of the shopping, nightlife, and entertainment in the area.

Stamford has excellent restaurants and a ton of different cuisines to choose from. Many of these restaurants are right there in downtown and there is a “Live at Five” Summer concert on a weekly basis, where you can listen to live music.

Condos are going to range between $175K to $750K and there are not many single-families. However, if you want to rent in the area you are looking at between $1400  to $3300 per month. 

Cove:

Cove is a unique area on the water. There are two amazing parks: Cove Beach & Park and Cummings Beach & Park. When you check out this area, definitely go explore both of those as they are gems in the area. 

You will probably use the main station; it's between seven and eleven minutes from Cove depending on where you are. You will also find the Chelsea Piers Sports Complex right there in the neighborhood.

Condos range between $175K to $425K and single-families are between $350K and $650K. If you choose to rent in Cove you will probably pay between $1400 to $2200 per month.

Shippan:

Shippan is a peninsula where most of Stamford’s most exclusive waterfront estates exist. If you live in Shippan you are probably going to use the main station and will be between six and ten minutes away from that station. 

There is also a public beach that surrounds almost the entire peninsula; however there are two of the largest beaches that you are probably going to use: West Beach or Woodway Beach.

Condos are going to range between $300K and $575K. Single-family homes are between $475K to $1.4MM and if you choose to rent in Shippan, you are looking at between $1800 to $6500 per month.

Waterside:

The main advantage of Waterside is that you are just a few minutes from the main station, if that's important to you. It’s also one of the most affordable neighborhoods within proximity to the main station. 

You are going to find that you are within two to six minutes of that station, depending on where you are. There are several waterfront condo complexes so if you are looking for a waterfront condo this is probably one of the areas that you are going to focus on. You should be aware that you are going to find some of the areas are more industrial.

Waterside is also home to the magnificent community of Dolphin Cove Quay, where you can find some of the most affordable high-quality waterfront homes in the Gold Coast. 

Condos are going to range between $225K and $575K single-family homes are between $350K and $500K. If you choose to rent in Waterside, you are looking at between $1500 and $6000 a month. 

West Side:

West Side is within two to six minutes to the main station and you will find that some of the areas are also more industrial in nature.

Condos will range between $200K and $400K single-family homes are between $250K and $450K. If you choose to rent in West Side you are looking at between $1400 to $2600 per month.

Ridgeway:

Ridgeway is about five to nine minutes from the main station. Scalzi Park is your biggest park right there in the community, definitely check it out if you are exploring the area. You also have a golf course and there are a ton of townhomes in Ridgeway so if you want close proximity downtown to the train station. 

If you want townhome type living, Ridgeway is definitely an area that you are going to want to explore. Another advantage to the Ridgeway area so you could walk to the shopping in many of the areas. 

Condos are going to range between $175K and $500K and single-family homes will sell between $350K and $775K. If you choose to rent in Ridgeway, you are looking between $1400 to $3500 per month 

Mid-Ridges:

In the neighborhood of Mid-Ridges, you are probably going to use the main station. It's between nine and thirteen minutes away. 

Condos range between $250K in $1.3MM and single-family homes are selling between $400K and $725K. If you choose to rent in Mid-Ridges as you are looking at between $1500 to $3500 per month. 

Westover:

Westover is an area that has in some areas more exclusive larger homes so if that’s what you are looking for in Stamford. Westover‘s probably an area that you are going to want to explore. 

You are also not terribly far from the main station here between seven and thirteen minutes depending on where you are or in Westover do you also have access to a golf course which according to our neighborhood map is technically in the Ridgeway area however it’s really on the border line between the two neighborhoods. You will also find some great hiking at Mianus River Park.

Condos are going to range between $450K and $1.2MM, whereas single-family homes are between $475K and $1.3MM. If you choose to rent in Westover you are looking at between $2000 to $6000 a month.

North Stamford:

North Stamford is different from many of the other neighborhoods. You are going to find that there are much larger lots typically speaking in North Stamford and the homes are spread farther apart. It has more of a rural feel than most of the town.

If you need to use the train you are probably going to use the Talmadge Hill or the main station, which is anywhere between four and twenty minutes away depending on where you are. It’s a fairly large neighborhood, you have a Stamford Museum and Nature Center, Bartlett Arboretum is there as well and Schofield Park is another great place to go take a walk.

There are virtually no condos in North Stamford and single-families are going to be between $500K and $975K. The rent is going to range between $2000 and $6000 per month.
