Why Old Greenwich is Sought After

For years, the neighborhood of Old Greenwich has been sought after for checking all of the boxes for many people. It has an excellent village area, with everything you could possibly need on a daily basis, it has its own train station, which is on the main New Haven train line, quick access to Grand central station, an engaging community that makes meeting your neighbors fun and easy. The cherry on top is Greenwich point beach and park, often called Tod’s Point. It's a large waterfront park that everyone in town absolutely adores. 

To be frank, Greenwich has a larger tax base than Darien and this has always meant the amenities in Greenwich are more plentiful. Since I know there are some Darien-ites watching, let me say that this isn't a dig on Darien. Darien also has attributes of a smaller town and a more intimate feel. 

My point is that Darien has just leveled up, and is going to be giving Old Greenwich a run for its money quite literally.

Upcoming Darien Shopping & Restaurants 

Darien just did a major redevelopment in the Norton Heights neighborhood. This neighborhood already checked many boxes for a lot of people, but the redevelopment makes Noroton Heights  a walkable village with all of the things you likely need and want. A pharmacy, grocery store, Restaurants, banks, shopping , etc.

This Noroton heights redevelopment alone could be a reason for some home buyers to choose Darien over Greenwich, but Darien just took it to another level. The icing on the cake is the recent purchase of Great Island. 

Darien's Response to Greenwich Point

Great Island is a roughly 60 acre waterfront parcel that is connected to land. The town is in contract to purchase it as we are filming this video. When the purchase is complete later in the Spring of 2023, Great island will be turned into a town park. There are lots of ideas and plans for the land, but nothing is concrete yet. However, even if they use it as it currently is, it's a spectacular piece of property that is a real alternative for people who are considering Old Greenwich. 

The park AND the village area will be accessible by foot or bike, from much of the Noroton and Noroton Heights neighborhoods. Great Island already has trails, an equestrian center, a small beach, a deep water dock, and a beautiful manor home. All of which can be expanded on, to provide residents with a world class park on par with Greenwich Point beach and park. 

Relative to Old Greenwich, the Norton and Norton Heights neighborhoods currently offer a good value for your housing dollar. My question is, how long do you think that will last?
