Is Riverside or Old Greenwich a Separate Town?

No. Old Greenwich, Riverside, Cos Cob, Byram, Glenville and the Connecticut side of Banksville are all part of the Town of Greenwich. They share one town government, one public school district and one property tax rate. Cos Cob (06807), Old Greenwich (06870) and Riverside (06878) have their own ZIP codes and post offices, which is why addresses can say “Riverside, CT” or “Old Greenwich, CT.”

How Long Is the Train From Greenwich CT to Grand Central?

The fastest weekday morning train from Greenwich station reaches Grand Central in 44 minutes. A typical morning train takes about 52 minutes. All four Greenwich stations are on the New Haven Line main line, so there’s no transfer.

Weekday morning trains arriving at Grand Central between 6 and 10 AM (Metro-North timetable effective October 4, 2026):

  • Greenwich: 20 direct trains. Fastest 44 minutes, typical 52.

  • Riverside: 13 direct trains. Fastest 52 minutes, typical 60.
  • Old Greenwich: 13 direct trains. Fastest 54 minutes, typical 63.

“Typical” is the median of all those morning trains. The 44-minute train leaves Greenwich at 8:54 AM and doesn’t run on Fridays. On Fridays the fastest is 46 minutes. Greenwich station gets the most express trains. Many peak trains skip Cos Cob, Riverside and Old Greenwich.

  • Greenwich station: resident-only permits. Horseneck Lane and the Island Beach lot are $495; the Greenwich Plaza garage is $795. You need two proofs of residency.

My read on where it’s heading: As of fall 2026, the worst-case scenario looks like a balanced market. However, no indicators are pointing in that direction at the moment. A strong seller’s market is expected for spring 2027, and I doubt rates will put a damper on Greenwich like they might in other towns, since we have a high proportion of cash transactions.

Why Do Greenwich Median Prices Look So Different on Zillow, Redfin and the MLS?

Greenwich listings are split between two MLS systems, the Greenwich MLS and SmartMLS, and some homes appear on only one. Zillow, Redfin and the two MLS boards each count a different set of sales, so published Greenwich medians in 2026 range from under $2 million to nearly $4 million for the same market. Our numbers combine both MLS systems and remove the duplicate listings, so no sale is counted twice.

Can You Use an FHA Loan in Greenwich?

Yes, up to $977,500 for a single-family home or approved condo in 2026. The conforming (non-jumbo) loan limit is also $977,500.

With 3.5% down, the FHA limit covers a purchase of about $1 million. In Greenwich, that mostly means condos and a small number of single-family homes. Condos must be in an FHA-approved complex or qualify for single-unit approval.

How Much Income Do You Need to Buy in Greenwich?

It depends on your savings, debts and lender, so the most useful starting point is the monthly payment. Here is the estimated mortgage payment plus property taxes at three price points, with 20% down on a 30-year fixed loan and taxes at the 10.125 mill rate:

  • $900,000 condo (7.40% rate): about $5,517 a month, plus common charges.
  • $2.5 million single-family home (7.50% jumbo rate): about $15,461 a month.
  • $4 million single-family home (7.50% jumbo rate): about $24,737 a month.

For illustration only. Rates as of October 2026 (Freddie Mac and MBA weekly surveys). Insurance is not included. A lender can tell you what you qualify for.

What are the Waterfront Areas in Greenwich CT?

Greenwich has about 35 miles of Long Island Sound coastline, plus about 7.6 miles on its offshore islands (Town of Greenwich Open Space Plan, 2022). The main waterfront areas are Belle Haven, Field Point, Indian Harbor, Mead Point, Cos Cob Harbor, Riverside’s southern peninsula, Old Greenwich (Lucas Point, Rocky Point, Shore Road) and Byram Shore.

Before buying waterfront, check the FEMA flood zone and get a flood insurance quote early. Premiums can run into five figures. Docks and seawalls need state DEEP and town approval.

How Do I Check Whether a Greenwich House Is in a Flood Zone?

Search the address on FEMA’s Flood Map Service Center (msc.fema.gov), the official source for flood zones. FEMA released updated preliminary flood maps for Fairfield County in July 2023. As of fall 2026 they are not yet in effect, and the 2013 maps still govern insurance and lending, so check both.

Since July 2025, Connecticut sellers must answer six flood questions on the property disclosure form, including whether the home is in a FEMA flood zone, whether there is a current flood insurance policy, whether an elevation certificate is available, and whether the seller has ever filed a flood claim. Ask the seller for the flood insurance history too.

My take: I am concerned about insurance issues, and it seems flooding is the biggest risk going forward. If FEMA expands its flood areas again, it could put more homes in a flood zone, and more owners will carry the burden of higher insurance costs, or lose the ability to insure the home for flood damage altogether.

What Are Property Taxes in Greenwich CT?

Greenwich’s mill rate for 2026–27 is 10.125, among the lowest in Connecticut. Your tax is 70% of the home’s assessed market value, times the mill rate, divided by 1,000.

Examples at 10.125 (based on assessed value, not purchase price):

  • $1 million home: about $7,088 a year
  • $2 million home: about $14,175 a year
  • $3 million home: about $21,263 a year
  • $5 million home: about $35,438 a year

Why the rate dropped from 12.041 last year: Greenwich revalued every property as of October 1, 2025. Values rose, so the rate fell. Homes that gained more value than the town average may still see a higher bill.

Sewer: homes that can connect to the town sewer pay a combined rate of 10.484. Some streets also pay a small special tax-district rate.

When taxes are due: in two halves, July 1 and January 1. Pay by August 1 and February 1 to avoid interest.

“Greenwich taxes are low because home values are high relative to what it costs to run the town, and the town is run efficiently.” — Charlie

Westchester vs Greenwich Taxes

Would you prefer spend or invest your money, rather than give it to the government? Me too. This video will show you how Greenwich compares to Westchester County NY in terms of property tax. You may be surprised at the difference.

How are Taxes Calculated Greenwich?

The town assesses the value of each home and multiplies it 70%. This value is then multiplied by the mill rate. The exact property tax amount for each home is included in the listing details on this site, however a ballpark figure for Greenwich would be about $7,088 a year per $1 million of assessed market value.  The extremely low property tax rate in Greenwich is part of the reason many financially savvy people (i.e. Hedge Fund Managers) choose to live here. If you are curious, you can look at the Mill Rates for all Fairfield County towns.

How Much Does It Cost to Sell a House in Greenwich?

The biggest fixed cost is Connecticut’s conveyance tax, which is customarily paid by the seller at closing. On a $2 million sale it comes to about $26,000.

  • State portion: 0.75% on the first $800,000, 1.25% on the portion from $800,000 to $2.5 million, and 2.25% on the portion above $2.5 million.
  • Greenwich’s town portion: 0.25%.

Examples:

  • $2 million sale: about $26,000 total
  • $3.5 million sale: about $58,500 total
  • $5 million sale: about $96,000 total

Add attorney fees and brokerage commission, which are negotiable.

Does Connecticut Have a Mansion Tax for Buyers?

No. Connecticut has no buyer-paid mansion tax. The conveyance tax is customarily paid by the seller. New York charges buyers an extra 1% “mansion tax” on home purchases of $1 million and up, so a buyer coming from New York won’t pay that here.

What Are the Pros and Cons of Living in Greenwich CT?

Every town has tradeoffs, and Greenwich is no exception. In the video below, I’ll walk you through the real pros and cons of living here so you can decide if it’s the right fit for you and your family.

A few of my takes from the video:

  • Greenwich Point (Tod’s Point) and Old Greenwich village are a huge draw. Bruce, Binney and Byram parks would be raved about in any other town.
  • Greenwich Avenue and Route 1 cover about 90% of local shopping needs.
  • Goods and services cost more than in neighboring towns, and contractors charge more here. Part of that is higher standards and oversight; watch for the ones taking advantage of the address.
  • Traffic is a little worse than it was 4–5 years ago, on Route 1, on Greenwich Ave, and most of all on I-95 into Stamford.
  • Greenwich has a “snooty” reputation that visitors often don’t find. People won’t strike up a conversation easily, but that changes once you’re seen as a neighbor.

How Safe is Greenwich CT?

You will find that questions about "is this area safe" with your Realtor can be a sensitive subject due to the Fair Housing Laws imposed by the state. Because of the penalties, you will find that experienced agents avoid answering questions about crime in a specific neighborhood, but I have a better solution for you. Neighborhood Scout. will drill down to specific neighborhoods and give you the factual information you need, rather than one persons opinion. This is a far better solution considering how important crime information has been to our clients. You may also want to search the sex offender registry before purchasing. The map below represents the violent crime ratings for the Gold Coast area according to Neighborhood Scout and was last updated in January of 2022. Here are the Greenwich CT Crime Rates.

What is the NYC Driving Commute Like From Greenwich CT?

Greenwich is about 30 miles from Midtown Manhattan. Without traffic, the drive takes about 45–55 minutes; at rush hour it’s often over an hour. The two main routes are I-95 and the Merritt Parkway / Hutchinson River Parkway.

“The Merritt and the Hutch beat I-95: they’re more consistent, with no trucks.” — Charlie

For your own commute, use Google Maps:

If you plan on commuting to work by car then you probably want to know exactly how long it will take. Luckily there is a feature in Google Maps that can estimate your commute time. To find out how long it will take, do the following:

1. Go to Google Maps.

2. Click Directions

3. Enter the address of the home you are considering for the starting point, and your work address for the destination.

4. Click the "Leave Now" drop down and select "Arrive By", then input the time you need to arrive at work by.

5. This will give you an estimation of your commute time from the home you are considering.

How Close is Greenwich CT to Major Airports?

Westchester County Airport (HPN) is right over the state line, about 5–25 minutes from most of Greenwich. LaGuardia is about 45 minutes and JFK about 50–60 minutes without traffic.

Whether you have to travel for work or play, the closer you live to the airport means the less stressful those inevitable travel days have to be. Below are rough estimates for the commute times you can expect to the major airports in the greater New York area.

*Estimates without traffic. Times depend on where in town you live.

John F. Kennedy Airport - 50–60 Minutes

LaGuardia Airport - 45 Minutes

Westchester County Airport - 5–25 Minutes

Why Live in Greenwich CT Instead of Westchester?

Are you considering Westchester County NY? It's a lovely area, but it's different than lower Fairfield County in many ways. The video below will help you compare the two areas so you can decide which one is a better fit for you and your family.

Can New Residents or Renters Get a Greenwich Beach Pass?

Yes. Greenwich’s beach and park pass (the OnePass) is for town residents, and renters qualify with a lease of 12 months or more.

  • Proof: a utility bill, a lease of 12 months or more, or a Connecticut license or state ID at your Greenwich address. A new household needs two proofs of residency plus proof of age.
  • 2026 prices: $50 per adult ($45 before April 15), $13 per child aged 5–15. Seniors 65+ are free.
  • Where to apply: online at greenwichct.gov/webtrac or at Parks & Recreation, Town Hall, 101 Field Point Road.

The pass gives access to Greenwich Point (Tod’s Point), Byram Park and Byram Pool, Island Beach and Great Captain Island; the island ferries charge a separate fare. The pass is required May 1 to October 31. During that season, non-residents pay $10 per person at Greenwich Point, plus $40 per car.

“Tod’s Point is a priceless perk of being a Greenwich resident.” — Charlie

Does Greenwich Have Trash Pickup?

No. Greenwich has no town curbside pickup, so residents hire a licensed private hauler. You can also drop off trash and recycling at the Holly Hill Resource Recovery Facility with an annual permit ($25, July 1 to June 30).

Does a Greenwich House Have Public Sewer or a Septic System?

It depends on the street. Most homes in the southern, more built-up parts of town are on public sewer and town water. Most homes on septic are in the northern two-thirds of town, including most of Back Country and much of Mid Country, and some homes south of Route 1 use septic too. About 12% of Greenwich households get their water from a private well.

To confirm for a specific house, check the listing, call the town’s Sewer Division (203-622-7760), and get a septic inspection if the home isn’t on sewer.

“A septic system that’s inspected and maintained properly is highly unlikely to leak.” — Charlie

What Internet Providers Serve Greenwich?

Greenwich is the one part of Connecticut in Verizon’s home territory, so it’s the only town in the state where Verizon Fios is offered, alongside Optimum. Frontier fiber covers other parts of town, including Old Greenwich, and T-Mobile, Verizon and AT&T sell fixed wireless home internet. Starlink is also an option. Availability varies by street, so check the address with each provider.

What are the Zoning Rules in Greenwich CT?

Understanding zoning is one of the quickest ways to avoid surprises. The map below shows how Greenwich is divided by lot size, permitted uses, and density. This can impact expansion potential, privacy, and long-term value. Use this as a reference as you narrow down areas, and we can take a closer look at any specific property.

What Is 8-30g, and Does It Affect Greenwich?

8-30g is Connecticut’s affordable housing appeals law. In towns where less than 10% of housing counts as affordable, a developer who sets aside at least 30% of the units as deed-restricted affordable housing can appeal a zoning denial, and the town has to prove its reasons for the denial in court. Greenwich is at 5.93% (Connecticut Department of Housing, 2024 list) and has no moratorium, so 8-30g proposals can be filed here. That’s why some larger apartment and condo projects are approved in areas zoned for less density.

How Do You Perform Due Diligence for a Home?

Before the Showing

1. Head over to Google Maps, enter the address and do a satellite view. Look out for things like railroad tracks, cemeteries, water towers, high tension wires, highways and proximity to industrial areas. That home that looks like a great deal might turn out to be a dud. Also, be sure to use Google to check the time to the train station and/or other important town amenities.

2. While you are there, do a street view and walk the neighborhood. Keep in mind that it takes Google several years to get back to some neighborhoods, so that neighbor with the yellow house...Well, it might not be yellow anymore.

3. Put the home's address into Google, and search several pages in. The first few pages are likely to be filled up with real estate agency listings, so you will need to dig deeper to find out if there is any news on the home.

4. Head over to the Sex Offender Registry and Neighborhood Scout if you are concerned about crime.

5. If you are able to do a drive-by, I would recommend it.

Making an Offer

Making the offer is the beginning of the negotiation strategy. Therefore, applying a standard process wouldn't be prudent. The markets are different at the various price ranges and property types. Not all agents operate the same way. The sellers have different personalities. There may be intense competition, or none at all. The terms required may not be suitable for both parties. The variables are seemingly endless. Obviously, you need someone with experience to guide you through the process, and that's why you would choose me as your agent.

To give you a general understanding, here is a high level overview...

  1. We submit the offer in writing along with a pre-approval letter from your preferred lender or proof of funds (bank statements) if the transaction will be cash.
  2. You will likely also review and sign a property disclosure, which is filled out by the seller and states what they know about the condition of the property. There also may be a few other documents like a list of items that are included in the transaction. All of these documents make up the offer package.
  3. Once you and the seller agree to price and terms, a 1% deposit may be required. You will then have a specified period of time to complete your inspections. Typically, while the inspections are being completed, the contract for the sale of the property is being written up. Once this is completed, and the inspection doesn't reveal any major deficiencies, both parties sign the contract, the full deposit is delivered, and the property is secured.
  4. If financing is involved, the mortgage process typically takes another 5-6 weeks. The total time from offer acceptance to closing is typically 60 days, but can be sooner or longer depending terms agreed to.

What Happens After an Offer Is Accepted on a House in Greenwich?

In Greenwich, an accepted offer isn’t binding yet. The seller can still accept another offer until the contract is signed.

  • Inspections: usually happen first, within 7–10 days.
  • Contract: the seller’s attorney drafts it and your attorney negotiates. You sign and pay a deposit, often 10% of the price, though it’s negotiable.
  • Mortgage commitment: usually due about 30 days later.
  • Closing: most close 30–60 days after the accepted offer.

Do You Need an Attorney to Buy a House in Greenwich?

Yes. Connecticut law requires a Connecticut-licensed attorney to conduct every real estate closing. In practice, the seller’s attorney drafts the contract, your attorney reviews and negotiates it, and attorneys run the title search and the closing.

Do I Have to Sign a Buyer Agreement Before Touring a House?

Yes. You’ll sign a written buyer agreement with your agent before touring a home. It has been required nationwide since August 17, 2024, and Connecticut has long required buyer agency agreements to be in writing.

Can I Find Off-Market Homes in Greenwich?

Fewer than people think. Connecticut’s private listings law, effective October 1, 2026, requires most homes to be marketed publicly. About half of my buyers receive one additional option that truly matches their criteria. Outside of Greenwich, the numbers are lower.

“Off-market homes are a very small slice of Greenwich inventory, and those sellers usually want a premium, not a bargain.” — Charlie
